Barnhill Revenue Services retainers are flat monthly fees per hotel across three tiers: Tier 01 Essential for focused-service properties under $6M revenue, Tier 02 Premier for full-service and lifestyle up to $12M, and Tier 03 Signature for complex, full-service, and independent hotels at any revenue level. Three or more properties: structured discount.

Owners and management companies with three or more properties under a single agreement receive tiered per-hotel pricing reductions. Share the property list and we’ll quote within one business day.

Annual lock-in

Sign for 12 months: lock 2026 pricing into 2027.

Engagements signed for a 12-month term before June 30, 2026 lock the 2026 monthly rate through calendar year 2027. No annual escalator, no surprise increases.

FAQ

Pricing questions.

Are there setup fees?

No. The two-week onboarding audit is included in the first month’s retainer at every tier. There are no separate setup fees, no system-integration fees, and no per-user license costs.

What is the minimum engagement length?

Three months at Essential and Premier; six months at Signature. After the minimum, engagements continue month-to-month with 30 days’ written notice to end.

Is there a multi-property discount?

Yes. Portfolios of three to five properties receive 7% off per hotel; six to nine properties receive 12% off; ten or more receive custom pricing. Discount applies to all properties on the contract at the same tier.

What does the four-hour SLA actually mean?

Signature-tier engagements include a written guarantee: any email or call from the property general manager, asset manager, or owner during U.S. business hours (8am–6pm CT, Monday–Friday) receives a substantive response — not an acknowledgement — within four hours.

Do you ever take performance-based fees?

Performance fees are available on Signature engagements with a minimum 12-month term and a defined baseline. Structured as a smaller base retainer plus a percentage of RevPAR-index lift over baseline, calculated quarterly from STR data.
